Denver's older neighborhoods, like Park Hill, Montclair, Washington Park and Virginia Village, have detached and alley-loaded garages with slabs that are often 60+ years old. They tend to be uneven, stained and spalled, and sometimes have old paint on them. Learn more →An old Park Hill slab and a new Central Park slab face the same weather: months of mag chloride, freeze-thaw cycling and strong high-altitude UV. Bare concrete pits and flakes under the salt. Cheap epoxy yellows in the sun, and when it isn't bonded properly it lifts under hot tires.
What holds up is a mechanically bonded system. We diamond-grind the slab, repair it, and install a polyaspartic base, flake and clear topcoat that seal the concrete completely. The salt stays on top and the finish stays clear.
Denver's expansive soils also mean most slabs have some cracks. We fill and repair them before we coat so they don't show through the new floor.
